Concrete settlement has occured when a concrete slab (driveway, sidewalk, patio, ect.) drops below the height where it was poured during original construction. There are numerous reasons why this may happen. The soil beneath the concrete slab may shrink due to moisture loss. The soil may not have been compacted properly before the slab was poured. Large pieces of organic material may have been in the soil under the slab. When the organic material decays, the soil above it collapses and compacts to form a void.
The list of possibilities is nearly endless. Not all slabs settle, but many that are poured on top of our expansive clay soils in Missouri and Kansas do.
Erosion caused by water is another cause of concrete settling. Many times misplaced down spouts contribute or cause the soil under concrete to wash away, causing a void and subsequent concrete settling.
Animal burrowing may also create voids under concrete that leads to subsequent settlement.
Regardless of the cause of concrete settlement, it creates safety issues and can create water issues that can damage your foundation or concrete flatwork. These issues left unabated can lead to the depreciation of the value of your home or business.
MUDJACKERS AND CONCRETE REPAIR lifts concrete by drilling 1 5/8" holes through the slab, and pumping a flowable cement grout underneath the slab using hydraulic pressure. As the mixture flows and spreads beneath the surface, voids and depressions are filled and pressure builds to raise the concrete slab.
This method of raising concrete can be used to lift:
